When you accept an offer

Here is what you should do when you accept an offer from a buyer:

1. Immediately email us or call us at 952-285-1611 and notify us that you have accepted an offer. Include the following information:
  • Any contingencies on the transaction, such as an inspection contingency or sale of another property contingency?
  • Buyer's agent (if represented) or buyer's name and phone number.
  • Closing date.
2. MLS, Package, and Closing Arrangement Customers Only: Deliver the earnest money check to our office by the next business day (call for office hours and directions).

3. Within two days, email us or fax us at 952-920-2355 with the following information:
  • Buyer's title company and phone number.
  • Buyer's lender, loan officer, and phone number.
  • Indicate whether the is buyer pre-approved, pre-qualified, or seeking financing.
  • Total number of offers you received.
  • Approximate number of Realtor represented showings.
  • Approximate number of non-Realtor represented showings.
  • The location of your property's title abstract documents or owner's title certificate (Torren's property).
  • Your future address and phone number (of the property you are moving to).
  • List all types of advertising you used and the number of times you used them, including newspaper, flyers, open houses, etc.
4. Within two days, fax the purchase agreement, all addenda, and buyer pre-approval, pre-qualification, or lender documents to 952-920-2355. If you do not have access to a fax machine, please mail copies immediately with the earnest money check.

5. Take your phone number off the sign. You will receive a SOLD sign within a couple of days. We will instruct you how to return the magnetic letters within a week of closing. The yard sign will be removed a couple of days before your closing.

6. Complete our short customer survey and receive a FREE moving preparation packet, which includes postal service mail forwarding forms, utility connection and disconnection help, and tips on a stress free move from the experts. If you have not received the survey, email us.

7. MLS takes a couple of days to update, so you may continue to receive appointment requests. Tell callers it is sold, but do not tell them the purchase price.

8. Keep the key lockbox on your front door. It will be useful for scheduling the appraisal, buyer walk through, utility meter reading, etc. that must occur before closing.

9. Remember that absolutely any changes to your transaction or purchase agreement should be in writing.
