If you are not in the MLS, more than 99% of these buyers will not see your property.
Our MLS listings offer agents a commission similar to what any MLS listed property offers—that is why agents from every large and medium real estate company in Minnesota have sold our listings. If you find a buyer who isn't involved with an agent, you don't pay any commission. The Multiple Listing Service (MLS) is the Realtor Association's computerized list of homes currently for sale. The list of homes is complete, because nearly all of the Twin Cities real estate companies, including every large and medium sized company, are members of the MLS. MLS members are required to input all of their listings as soon as they are listed. The MLS is the primary tool used by Realtors to find homes for the buyers they help, and for most Realtors and buyers it is the only tool they use to find homes for sale. A home listed in the MLS (called a listing) will quickly be seen by thousands of Realtors and their buyers. Studies have shown that the MLS finds the buyer for more than half the properties that sell, and that homes listed in MLS sell for significantly higher prices than those not listed. The next most effective home selling tool is the yard sign, which is only one-third as effective as the MLS.
Previously, a homeowner who wanted their home in MLS had to use a traditional Realtor, which often charged a 7% commission. Now, BuySelf Realty (a fully licensed member of the Association of Realtors) makes the MLS available to homeowners for a small monthly fee. The MLS is available only to Realtors, although there is an "MLS lite" version now available on many websites that shows some information on homes for sale. This "MLS lite" helps buyers find homes and is usually updated every day or two, so the information is not as up to date as the true Realtors MLS. The Realtors MLS includes pictures of the property and over 220 separate, detailed pieces of information on a home ranging from room sizes to the year built to whether there are assessments levied against the home. The MLS includes homes from the entire Twin Cities metropolitan area, including Hennepin, Ramsey, Dakota, Scott, Washington, Anoka, Wright, Sherburne, Carver, and Chisago counties. Properties listed in the MLS include single family existing homes, townhomes, condominiums, duplexes, hobby farms, single family homes to be built, and lots.
