Traditional agents that charge an average of $14,000 to sell a home don't have a good argument for why you shouldn't use our service for less than half the cost. Some agents are so desperate that they result to scare tactics to make you afraid to use our Basic Package:
Security Tactic: "It is dangerous to let strangers in to your home, they could steal property or assault you." BuySelf Realty informs you and follows the same security precautions that are common in the real estate industry to prevent incidents, which are virtually unheard of.
Paperwork Tactic: "Selling a home is too complicated to not have an agent." Our customers don't sell a home on their own, they have professionals all around them that are accessible. Our basic package includes all the forms, step-by-step guides, and a Minnesota-licensed agents are available for questions. Our company is licensed, and there are professionals of all kinds involved in your transaction--lenders, appraisers, title companies, closing agents, attorneys, etc. that work to make your transaction successful.
Following the Law Tactic: "You might break a law and get sued." You see disclosures, in writing, about all the normal laws that apply to a residential real estate sale in your area. You will also receive the necessary paperwork to follow the law, and licensed agents are available to answer your questions.
Marketing Tactic: "MLS isn't as important as having a good agent." The statistics are clear: MLS finds the buyer more than any other method for attracting buyers. The likelihood of your listing agent finding the buyer statistically is less than 5%.
Effective MLS Listings Tactic: "You might mess up your MLS listing." Not with us. We are among the most advanced agents using MLS and promoting your home. Often we use additional photos, text, even virtual tours, in addition to placing your listing in additional websites like Realtor.com, local newspaper websites, and more. You will also see a copy of your MLS listing to double check for accuracy.
Showings Tactic: "Agents won't show homes listed in that way." Agents from every medium and large sized real estate company in Minnesota have shown and sold BuySelf Realty's listings. Agents who refused to show a home that offered a commission would be breaking the law, violating their responsibility to their buyer, and spending unnecessary and additional time with that buyer while they wait months for a similar home to come on the market. This simply does not happen, even with the tiny minority of unethical agents, because they want to find their buyer a home, get paid a competitive commission, and get on to the next transaction. Desperate agents trying to get a listing who make statements like this are violating anti-trust laws and are showing you how unethical they are. The Association of Realtors polices this issue very effectively, so just let us know if you hear this.
