Do BuySelf home-selling customers pay a commission?

It depends. If you list your home in the MLS, but a buyer without a Realtor buys your home, you do not pay a commission. With all of the websites that your home will appear on (Realor.com, StarTribune.com, HomeAdvisor.com, PioneerPress.com, and all the Twin Cities medium and large real estate company websites), your chances of finding a buyer without a Realtor are good. You decide the amount of the commission that you will offer when you list your home (a minimum of 2.5%, see below). If you accept an offer from a buyer who was shown your home by a Realtor, then you must pay a commission unless the buyer's Realtor agrees in writing not to accept the commission.

Some home sellers make the mistake of trying to find a buyer without MLS first, then trying MLS in an effort to save a little money. If they do find a buyer, the offer amount is lower because the buyer is not bidding against another interested party. Listing your home in the MLS first while actively seeking your own buyer is your best strategy. The MLS can give that buyer you find a competing bidder, which increases the amount a buyer will offer. And you still do not pay a commission on that buyer's offer. When you tell a Realtor that their buyer will be bidding against someone who does not have a Realtor (therefore no commission), the Realtor will often negotiate for their buyer to pay the commission so you don't have to.
